Renting a home – what you need to know

If you’re looking through the online listings at homes for rent in Clarksburg, Fairmont and Bridgeport WV, you may be overwhelmed by your options. How do you decide which home is right for you? Should you base it on price alone? The answer, of course, is no. Before you sign a lease or rental agreement, here are some things you should know:

  • Landlords can’t discriminate: This is common knowledge, but it is worth repeating. A landlord cannot refuse to rent to you based on your color, race, background, citizenship or even eye color.

  • Landlords have a right to do a credit and history check: They need some assurance that they will get paid, and a credit check will help to give them that information. If you have bad credit and explain the situation to them, they may make an exception based on your unique circumstances.

  • Prepare to come up with first, last, and security: Landlords have the right to ask for first and last month’s rent, plus a security deposit. Most won’t let you move in without it. When you move out, the security deposit must be returned to you within 45 – 75 days.

  • Take pictures/video: This is for your protection as well as the landlord’s. Take pictures and video of the home before you move in. Get the landlord to list any damages and sign the document.

  • Be clear about the terms and length of the lease: Clear start and end dates should be listed, as well as pets that are allowed, etc.

  • The home must be inhabitable: There are clear laws about making sure the home you rent is in livable condition.
